Ms. Breznau specializes in the development of effective and sustainable land use policy through the analysis of real estate market feasibility, demographic trends and the application of smart growth principles.
At Strategic Economics, Ms. Breznau has worked on several retail strategies, including a Specific Plan dedicated to creating a mixed-use town center for the City of Montclair with several distinct retail components, and a retail tenanting strategy for a transit center in Richmond, California. She has also completed financial feasibility analysis testing City policy changes, including analysis of a transfer of development rights program for the City of Livermore, evaluation of a form-based code zoning policy in Palo Alto, and case study analysis of unreinforced masonry rehabilitation for the City of Martinez. Ms. Breznau created and taught a daylong workshop on conducting retail market analysis for neighborhood revitalization, as part of a program for non-profit developers and community development groups.
Most recently, Ms. Breznau worked at the San Francisco Mayor’s Office for Economic Development, where her projects included managing creation of the City’s Economic Development Strategy. Prior to joining Strategic Economics in 2001, she contributed to numerous planning and real estate development projects around the Bay Area, including a residential market study for West Oakland and a real estate feasibility study for a cultural arts center in the San Antonio District of Oakland at Bay Area Economics.
