| Strategic Economics is providing market and fiscal analysis for the Downtown Cotati Specific Plan. The City of |
| Cotati sits midway between Santa Rosa and Petaluma, Sonoma County's largest cities and the area's major |
| centers for commercial activity. The retail market assessment studied the potential for Cotati to reduce its retail |
| leakage to these larger commercial centers by repositioning its downtown as a destination for neighborhood |
| commerce. The consultant team is recommending that the City of Cotati also enhance its unique musical and |
| progressive culture to ultimately make Downtown Cotati a tourist destination of its own. This work has involved |
| regular meetings with city staff. The specific plan is currently in administrative review. |
