Strategic Economics conducted market and real estate analysis for the Downtown Martinez Specific Plan,
defining revitalization opportunities for an historic downtown rich in transit options. As part of a team led by
Calthorpe Associates, Strategic Economics identified opportunity sites for development, presented housing, office,
and retail market information, and conducted private and public financial analysis. The process involved intensive
community involvement, including a series of workshops, stakeholder interviews, and customized market analysis
to research the community’s preferred development changes. The retail market analysis focused on the potential
for attracting preferred neighborhood tenants: restaurants, a specialty food store, and a drug store. Strategic
Economics also completed a case study financial feasibility analysis for restoring and retrofitting an older
masonry building. Finally, the firm presented a variety of redevelopment and non-redevelopment financing options
for the policies and capital projects outlined in the Specific Plan.
