| Strategic Economics conducted market and real estate analysis for the Downtown Martinez Specific Plan, |
| defining revitalization opportunities for an historic downtown rich in transit options. As part of a team led by |
| Calthorpe Associates, Strategic Economics identified opportunity sites for development, presented housing, office, |
| and retail market information, and conducted private and public financial analysis. The process involved intensive |
| community involvement, including a series of workshops, stakeholder interviews, and customized market analysis |
| to research the community’s preferred development changes. The retail market analysis focused on the potential |
| for attracting preferred neighborhood tenants: restaurants, a specialty food store, and a drug store. Strategic |
| Economics also completed a case study financial feasibility analysis for restoring and retrofitting an older |
| masonry building. Finally, the firm presented a variety of redevelopment and non-redevelopment financing options |
| for the policies and capital projects outlined in the Specific Plan. |
