Strategic Economics conducted a residential and commercial market analysis for the second phase of Fruitvale
Village – a large-scale, mixed-use project located adjacent to the Fruitvale BART station in Oakland. Phase I of
the Fruitvale Transit Village comprised roughly 30,000 square feet of ground floor retail, 34 market rate
apartments, and 11 affordable apartments, as well as a variety of services including a senior center, a library, a
medical clinic, and a Head Start facility. For its next development phase the Fruitvale Development Corporation
seeks to develop the adjacent BART surface parking lot. The market feasibility analysis for Phase II includes
extensive demographic analysis profiling target markets for new residential development, a detailed demand
estimate, and detailed recommendations regarding number of units by tenure, recommended floor plans, pricing,
parking, and amenities.
